England's landlord register: your deadline, the fee and your checklist
Who must join England's new landlord register, the £65 fee per property, regional deadlines from March to November 2027 and the documents you need. Not GOV.UK.
The short version
Under the Renters' Rights Act 2025, most private landlords in England must put themselves and each rented property on a new national database, known officially as the Private Rented Sector Database. Registration opens region by region from 15 December 2026, and every region has a three-month window ending between 14 March and 14 November 2027 (GOV.UK Housing Hub).
| What | Detail |
|---|---|
| Who | Landlords of assured or regulated tenancies in England, except social housing |
| Cost | £65 per property per year; no fee for the landlord entry |
| Where | Only the official GOV.UK service, with a GOV.UK One Login |
| First deadline | West Midlands, 14 March 2027 |
| Last deadline | South West, 14 November 2027 |
| If you don't | Fines up to £7,000, no advertising, no possession order on most grounds |
Still a draft
The detailed rules are in the Private Rented Sector Database Regulations 2026, published in draft in September 2026 and still awaiting approval when we last checked (legislation.gov.uk). Dates and details on this site carry the date we checked them, and we update them when the regulations are approved.
The four tools
- Deadline finder: tick the regions where you let property and get every window and deadline, with a calendar file.
- Fee estimate: £65 per property, renewals and properties added later.
- Readiness checklist: the details and certificates you'll be asked for, with expiry warnings.
- Consequence checker: what applies if a property isn't registered, labelled by legal status.
