The timetable

Registration is phased by region. Each region's window opens on the 15th of a month and closes three months later, on the 14th (GOV.UK Housing Hub).

Region Window opens Deadline
West Midlands 15 December 2026 14 March 2027
East of England 15 January 2027 14 April 2027
East Midlands 15 February 2027 14 May 2027
South East 15 March 2027 14 June 2027
Yorkshire and the Humber 15 April 2027 14 July 2027
North West 15 May 2027 14 August 2027
North East 15 June 2027 14 September 2027
London 15 July 2027 14 October 2027
South West 15 August 2027 14 November 2027

The opening dates come from the draft regulations, which bring the duty into force region by region (draft regulations). The deadlines are set out in GOV.UK guidance.

Three rules that catch people out

  1. The property's location decides, not where you live. A landlord in Leeds with a flat in Birmingham registers that flat by 14 March 2027.
  2. You can register early. From 15 December 2026, any landlord can register properties in any region, which suits landlords with homes in several regions.
  3. Empty properties can wait for now. Only properties that are let, or become let during the rollout, must be registered at this stage.

Several regions?

Your earliest deadline is the one that matters if you want one registration session. Tick each region in the tool above to see all your deadlines and download them to your calendar with reminders 30 and 7 days before.

Which region am I in?

Regions are England's nine standard statistical regions, defined by local authority area. If you're unsure, check which council your property pays council tax to; the tool lists the main towns in each region as a guide.
