The fee

GOV.UK says registration will cost £65 per property per year (GOV.UK Housing Hub). The draft regulations charge only for property entries: making one, renewing it or reactivating it. Your landlord entry itself is free (draft regulations, reg 14).

The £65 isn't written into the regulations. The database operator sets it by reference to its costs, so it could change in later years.

Examples

Portfolio First year Each following year
1 property £65 £65
3 properties £195 £195
10 properties £650 £650
3 properties, plus 1 added halfway through the year about £227.50 £260

Properties added later

During the rollout, fees are pro-rated so that landlords who register early don't pay more, and properties you add later pay a part-year fee so your whole portfolio shares one renewal date (NRLA). The exact formula hasn't been published. Our calculator estimates it by the number of whole months left until your renewal date and labels the result as an estimate.

Renewal

Each property entry lasts 12 months and must be renewed by the last day of that period. If you don't renew, the entry becomes inactive the next day, which puts you back in breach (draft regulations, reg 10). Set a reminder: the calculator gives you a calendar file for the renewal date.

Tax

Landlord associations expect the fee to be an allowable expense against rental income, like other compliance costs. Confirm with your accountant when you file.
